Whereas ______ of __________ and the Buyer(s) of the property

Have entered into an EXCLUSIVE Buyer Agency and Exclusive Right to Sell Agreement dated _______________________ for the purpose of purchasing a home as described on the Buyer Agency agreement.
Now therefore in consideration of the parties having engaged into the above referenced Multiple Listing Agreement, the parties hereto agree as follows:
1) In this agreement, _________ guarantees that if you are not happy with your home within 365 days of buying it through the Get Re$ult$Team, I will either Buy it Back from You at the price you paid or current market value, whichever is lower, OR Sell it for you for FREE (no listing agent commission, but selling/buyer agent commission to be 3%, and agree to allow dual agency).
2) At all times during the buyback/listing period, the seller acknowledges that they will be responsible for the selling brokers portion of the commission (at a minimum of 3%) regardless of what company originates the offer, and agrees to allow dual agency.
3) The listing price is set at a mutually agreed market value determined on the basis of market conditions and comparable homes. The listing price will be revisited every 2 weeks and adjusted as market conditions warrant.
4) Seller agrees to allow and pay for home to be "staged" to present and showcase its best features, condition and livability. Seller also agrees to make all necessary repairs, decorating suggestions and/or anything else agent deems required for best marketability of the home. (this is critical to obtaining the highest value)
5) Seller agrees to appraisal to establish value and/or a home inspection if property warrants.
6) For the purpose of this agreement, the seller(s) agree to permit sales representatives reasonable access to the property to show prospective purchasers.
7) If seller receives an offer at or above guaranteed minimum sales price of $____________ within the first twenty-eight (28) period and seller rejects offer, this offer is null and void.
8) This 365-Day Buyer Guarantee and 1 Year Buy-Back Certificate only applies to
homes purchased without any Buyer Agent Rebates or Buyer
Commission Credits of any kind.
